Four hamlets and a one-acre rule
Roofing in Sunnyvale, TX looks different from roofing in the denser suburbs around it, and the reason goes back to 1953.
That year, four rural communities in eastern Dallas County, Long Creek, New Hope, Hattersville and Tripp, joined to form the Town of Sunnyvale. The name came from a contest at the Tripp-Long Creek school; the students' first choice, Sunnyville, was already taken. The new town allowed only single-family houses on one-acre lots, which set the pattern for much of the town. Sunnyvale had 2,693 residents in 2000 and 5,130 in 2010.
Where lots are big, there are often more trees close to houses, longer driveways, and often a barn, shop or carport with a roof of its own. A roofer quoting in Sunnyvale may be asked about all of them at once.

Sunnyvale re-roof permits and the roofing inspection
Apply online
The town requires every permit application to be completed online through its portal. Its residential fee schedule lists a roof and re-roof permit.
The inspector looks up close
Sunnyvale's inspection list has a roofing stage: underlayment, insulation, crickets, flashing and the finished roof.
Current codes and fees
The town builds to the 2021 International Codes with local amendments. A new fee ordinance took effect September 8, 2025, so ask for current amounts.
The town's fee list also carries a contractor registration line for general contractors. Ask your roofer whether it is set up with Sunnyvale and who will apply for the permit.
Where the 2015 tornado began
On the evening of December 26, 2015, a tornado formed in Sunnyvale and tracked northeast into Garland and Rowlett. In town it caused extensive damage to the Plantation RV park. By the time it crossed Interstate 30 in Garland it had reached EF-4 strength, and the National Weather Service in Fort Worth named it for all three places: the Sunnyvale-Garland-Rowlett tornado.
Storms like that are rare. Hail and straight-line wind come far more often, and on a one-acre lot the risk includes limbs from mature trees landing on the roof. After a storm, check the roof from the ground, photograph any damage, and call the insurer before permanent repairs.

Leave the roof to the roofer. A wet or storm-hit roof is slippery, and damaged decking can give way, so keep off it and keep the ladder put away. Stay clear of any downed power line and report it to Oncor or your local electric utility, or call 911. Inside, pull furniture and electronics away from the drip, set out a bucket or towels, and keep everyone out of a room where the ceiling is sagging. Take photos from the yard and from inside, then call your insurance company and a roofer.

Before hiring a roofer in Sunnyvale
- Will you apply for the Town of Sunnyvale permit and tell me when the roofing inspection passes?
- Where does my roof need crickets or new flashing, and is that in the written price?
- Do you also quote barns, shops or carports, and in what material?
- Which trees should I have trimmed back from the roof by a tree service before you start?
- Who writes your liability policy, and will the insurer send me the certificate?

Your deductible is yours to pay. The Texas Department of Insurance warns that a contractor may not waive your deductible, rebate it, or pad the estimate to cover it, and that a contract of $1,000 or more paid with insurance money must include a notice that you owe the deductible. Your insurer may ask for proof you paid it. A contractor also may not act as a public adjuster on a property it works on or may work on. If a roofer offers to "take care of" the deductible, hire someone else.
No state license for roofers. Texas does not license roofing contractors. A 2025 bill that would have had the state license re-roofers (HB 3344) cleared a House committee but never got a floor vote, and it died when the session ended. That puts the checking on you: ask for a certificate of liability insurance sent to you by the roofer's insurance agent or insurer, a written contract that lists the full scope, the permit or contractor registration your city requires, addresses of nearby jobs, and proof the shingle warranty was registered. The line does none of this checking for you. How to check a roofer in Texas.
