The morning of May 28, 2024
For many people searching for roofing in Sachse, TX, the reason dates to a single Tuesday morning. The City of Sachse reported that a severe storm crossed the area with hail and winds above 70 mph, and that Sachse was hit particularly hard early that morning.
The mayor described significant damage to trees, homes, businesses and city infrastructure, along with widespread power outages. Three days later Oncor still showed 1,142 Sachse customers without power, and in June the city offered a community tool shed to help residents clear damaged trees and debris.
Wind does a different kind of damage than hail. It lifts shingle tabs and breaks the seal strip that holds them flat, sometimes without tearing them off. Seen from the curb, such a roof may seem untouched, then leak in the next sideways rain. Limbs that fell and rolled off can leave cracked shingles or punctured decking behind.

Leave the roof to the roofer. A wet or storm-hit roof is slippery, and damaged decking can give way, so keep off it and keep the ladder put away. Stay clear of any downed power line and report it to Oncor or your local electric utility, or call 911. Inside, pull furniture and electronics away from the drip, set out a bucket or towels, and keep everyone out of a room where the ceiling is sagging. Take photos from the yard and from inside, then call your insurance company and a roofer.

Five years before that storm, the night of the October 20, 2019 tornado outbreak, the National Weather Service found EF1 damage on Eastview Drive in Sachse. The Dallas Morning News reported that high winds damaged six homes along that street, leaving four of them uninhabitable. Officials at the time were not sure whether the Sachse damage came from a tornado or from straight-line wind. Either way, it was a reminder that this part of the county sees strong wind as often as hail.
Sachse's re-roof rules, step by step
From the city's residential re-roofing procedures (July 2024) and its SmartGov guidance (2025). Call Development Services at 469-429-4781, 3815-B Sachse Road, to confirm what applies today.
- Registration in SmartGov. All contractors and subcontractors must be registered with the city. Since July 8, 2025, permits are filed through SmartGov, and a company must be registered there to pull one. New registrations stay pending until staff approve them.
- Permit above five squares. Replacing more than five squares of roof covering, about 500 square feet, needs a permit. The fee listed is $75.
- One overlay at most. No more than one layer of asphalt shingles may go over an existing layer.
- Code compliance. The work must meet the city's adopted building codes and Code of Ordinances.
- Building final. The required inspections end with a final. Keep the permit and the passed final with your house papers.
A suburb that grew fast
Sachse is old as a place and young as a suburb. The city's 2017 development report shows 359 people in 1960 and 20,329 by 2010, and the 2020 census counted 27,103.
That growth curve means a large share of Sachse homes went up in the 1990s and 2000s. Those roofs are at an age where storm damage and normal wear arrive together, so a roofer's first job is often sorting one from the other before anyone talks about a claim.

Why Sachse homeowners call
Shingles in the yard after wind
Storms like May 2024 leave tabs in flower beds and lifted edges up top. Owners want to know if it is a repair or a bigger job.
A limb came down on the house
Mature trees took the brunt of recent storms. A limb that bounced off a roof can crack decking that nobody can see from the ground.
An overlay already on the house
With the city's one-overlay limit, a home that already has two layers needs a full tear-off. Callers want that priced honestly.
Not sure what the insurer will ask
Wind and hail often carry their own deductible. Owners want a roofer's written findings before they call their agent back.
What to ask a Sachse roofer
- Is your registration approved in Sachse's SmartGov portal, or still pending?
- Is my house carrying one shingle layer or two, and does the city's one-overlay limit change your plan?
- Which damage do you think came from the storm, and which is age? Can you show me photos of each?
- Does my job cross the five-square permit line, and who requests the final?
- What will you do about lifted shingles that did not blow off but lost their seal?
Your deductible is yours to pay. The Texas Department of Insurance warns that a contractor may not waive your deductible, rebate it, or pad the estimate to cover it, and that a contract of $1,000 or more paid with insurance money must include a notice that you owe the deductible. Your insurer may ask for proof you paid it. A contractor also may not act as a public adjuster on a property it works on or may work on. If a roofer offers to "take care of" the deductible, hire someone else.
No state license for roofers. Texas does not license roofing contractors. A 2025 bill that would have had the state license re-roofers (HB 3344) cleared a House committee but never got a floor vote, and it died when the session ended. That puts the checking on you: ask for a certificate of liability insurance sent to you by the roofer's insurance agent or insurer, a written contract that lists the full scope, the permit or contractor registration your city requires, addresses of nearby jobs, and proof the shingle warranty was registered. The line does none of this checking for you. How to check a roofer in Texas.
Wind damage, a fallen limb, or a ceiling spot after the last storm? Call and describe it. The roofing company you reach handles Sachse calls, sees the roof in person and writes its own estimate. Ask whether it inspects at no charge.
How the line handles a Sachse call
- Dial the lineAn automated assistant picks up (469) 649-7066 any time and asks what you need. The same number also takes air conditioning, heating and pressure washing calls, so say "roof".
- Tell it about the roofHail, a drip in the ceiling, shingles in the yard, a tree limb, or an aging roof you want checked, plus your town and how soon you need someone.
- Get transferredThe call goes to an independent roofing company that is locally owned and works in Dallas-Fort Worth. It hears a quick summary of your call before it answers.
- Work with that companyIt inspects, prices and does the job, and you pay it (or your insurer does, as you arrange). If it cannot pick up, it gets your name, number, town and need so it can call you back.
About this line: DFW Expert Roofers is a free phone line, not a roofing contractor. It answers your call and connects you with an independent local roofing company, which inspects, quotes and does the work, and which you pay directly. Companies may pay a referral fee.
