A lake city with a contractor register
Benbrook sits southwest of Fort Worth in Tarrant County, a city of 24,520 people at the 2020 census, wrapped around the north end of Benbrook Lake. The lake is a flood control reservoir on the Clear Fork of the Trinity River. The Army Corps of Engineers began the dam in May 1947, finished it in December 1950, and started holding water in September 1952.
For roofing in Benbrook, the city's contractor rules are the most useful fact. Benbrook's FAQ says work in the city must be performed by a contractor registered with Benbrook (it lists one exception, for owners with a homestead exemption on file). Registration asks for the owner's driver's license, any state trade license, and proof of at least $300,000 in liability insurance, and it lapses one year after the application.

DFW Expert Roofers is a free phone line, not a Benbrook roofer. Dial it and an automated voice asks what happened up top, then routes you to an independent, locally owned roofing company in the area. The roofing company does the inspecting, pricing and work, and bills you directly.
Checking a roofer against Benbrook's records
Based on the City of Benbrook's permit FAQ, its registration requirements sheet and its building code amendments.
- Ask for the registered business name. Use it, not a sales rep's name, when you check with the city.
- Confirm it is current. Registration runs one year from the application date, so a company registered two years ago may have lapsed.
- Ask for the insurance certificate directly. The city wants proof of at least $300,000 in liability coverage; have the insurer send you a copy too.
- Ask whether your job needs a permit. Re-roofs are not named in the permit FAQ, but the city logs roof repair and replacement permits. Find out before work starts.
- Ask how the roof will meet code. Benbrook's code amendments say materials and methods for recovering or replacing a roof covering must comply with the building code's roofing chapter.
Permits and Inspections is in City Hall at 911 Winscott Road, phone 817-249-6064. Inspections are requested at 817-249-6000 a day ahead.
March 2016: a tornado on the water
In March 2016 the National Weather Service confirmed a brief EF-0 tornado near the Benbrook Lake marina, with winds estimated around 85 mph. KERA reported that it tore apart the dry dock area and shoved boats on top of one another; it was one of five tornadoes the weather service confirmed across North Texas over a single day. NBC DFW noted the damage stayed light.
An EF-0 is the weakest rating, but 85 mph is more than enough to lift shingle tabs, peel ridge caps and drop limbs onto a roof. Houses near open water or on higher ground catch gusts that sheltered streets do not, which is worth remembering when you check the roof after a spring storm.

Leave the roof to the roofer. A wet or storm-hit roof is slippery, and damaged decking can give way, so keep off it and keep the ladder put away. Stay clear of any downed power line and report it to Oncor or your local electric utility, or call 911. Inside, pull furniture and electronics away from the drip, set out a bucket or towels, and keep everyone out of a room where the ceiling is sagging. Take photos from the yard and from inside, then call your insurance company and a roofer.
Roof work Benbrook callers ask about
Most calls are about storm damage, full replacements on aging roofs, and a careful look at a roof before a sale or after a hard spring.

No state license for roofers. Texas does not license roofing contractors. A 2025 bill that would have had the state license re-roofers (HB 3344) cleared a House committee but never got a floor vote, and it died when the session ended. That puts the checking on you: ask for a certificate of liability insurance sent to you by the roofer's insurance agent or insurer, a written contract that lists the full scope, the permit or contractor registration your city requires, addresses of nearby jobs, and proof the shingle warranty was registered. The line does none of this checking for you. How to check a roofer in Texas.
Your deductible is yours to pay. The Texas Department of Insurance warns that a contractor may not waive your deductible, rebate it, or pad the estimate to cover it, and that a contract of $1,000 or more paid with insurance money must include a notice that you owe the deductible. Your insurer may ask for proof you paid it. A contractor also may not act as a public adjuster on a property it works on or may work on. If a roofer offers to "take care of" the deductible, hire someone else.
Wind took shingles off near the lake, or a stain is spreading on the ceiling? Call and describe it. An independent roofing company working in Benbrook takes the call, inspects in person and writes its own estimate.
What happens on a Benbrook call
Say "roof" when the assistant asks; the same line serves heating, cooling and pressure washing. Give Benbrook as your city and describe the problem. A locally owned roofing company receives a short recap and picks up, or, if it is busy, gets your name, phone number, city and urgency to call you back.
- Dial the lineAn automated assistant picks up (469) 649-7066 any time and asks what you need. The same number also takes air conditioning, heating and pressure washing calls, so say "roof".
- Tell it about the roofHail, a drip in the ceiling, shingles in the yard, a tree limb, or an aging roof you want checked, plus your town and how soon you need someone.
- Get transferredThe call goes to an independent roofing company that is locally owned and works in Dallas-Fort Worth. It hears a quick summary of your call before it answers.
- Work with that companyIt inspects, prices and does the job, and you pay it (or your insurer does, as you arrange). If it cannot pick up, it gets your name, number, town and need so it can call you back.
