Finding a Roofer in Southlake, Texas

Southlake was named for the lake on its northern edge and keeps a short, clear rulebook for roof replacement. A free number, picked up at any hour, puts you through to an independent roofer working in Southlake.

Southlake's roof replacement rules in plain terms

A roofer in Southlake, TX works under one of the clearest re-roof rulebooks in northeast Tarrant County. In a short guide titled "Roof Replacement: What You Need to Know," the city lays out the whole process from registration to final inspection.

StepWhat Southlake requiresWhat it means for you
RegistrationThe contractor registers online as a general contractor, and general contractor registration renews each year.Ask whether the registration is current for this year.
PermitA building permit is required for a roof replacement and is applied for online. No permit, no tear-off. Ask for the permit number.
Permit cardThe card must be posted at the property in plain view from the road. You and your neighbors can see the job is permitted.
Final inspectionWhen the work is done, the contractor requests a final inspection in the city portal, in person or by photos.Ask how the final went and keep the record.
Photo finalPhotos of the house address, exterior roof photos from ground level, and vent photos.Ask for copies; they document the finished roof.
ExpirationA permit expires after 180 days without an inspection or activity.A job that stalls can leave you with no valid permit.

The city also posts monthly permit reports with the permit number, address, job value and contractor. Questions go to Building Inspections at 817-748-8236 or through Southlake Serves.

A town named for a lake

People farmed this stretch of northeast Tarrant County from the 1840s, but Southlake as a city is younger than the lake beside it. The Army Corps of Engineers finished Grapevine Lake in 1952. Four years later, on September 25, 1956, residents met at the 1919 Carroll School and voted to incorporate, in part to stay out of reach of annexation by Hurst. The new town covered just 1.62 square miles, and its name came from the lake to the north.

Voters created Carroll ISD in 1959, and the area stayed largely rural until DFW Airport opened in the 1970s. The houses that came afterward are mostly large, and many sit in neighborhoods with homeowners associations and architectural review.

DFW Expert Roofers is not a roofing contractor. The free line answers your call and connects you to an independent, locally owned roofing company that works in Southlake, and that company takes over from there.

Trees, power lines and storm days in Southlake

Many Southlake homes get power from Tri-County Electric Cooperative. In August 2026, Mayor Shawn McCaskill filed a complaint with the Public Utility Commission over repeated outages, and utility officials blamed tree branches touching overhead lines in the Southlake and Keller service areas.

Know your provider

Your bill shows who delivers your power. Tri-County members can report an outage at 817-444-3201 or by texting OUTAGE to 25069. Oncor's outage line is 888-313-4747.

Limbs and roofs

The same mature trees that brush power lines hang over roofs. A limb that scrapes shingles in every wind wears them down, and one that falls in a storm can break decking. Ask a tree service, not a roofer, to trim near lines.

Southlake's hail record in the Storm Prediction Center logs is lighter than some neighbors': quarter-size hail a mile north of town on April 14, 2011, and again on May 27, 2024, the same night baseball-size stones were reported around Euless and Bedford. On December 13, 2022, an EF-1 tornado that tore through Grapevine lifted at the Grapevine Lake shoreline.

Leave the roof to the roofer. A wet or storm-hit roof is slippery, and damaged decking can give way, so keep off it and keep the ladder put away. Stay clear of any downed power line and report it to Tri-County Electric Cooperative or Oncor, whichever your bill names, or call 911. Inside, pull furniture and electronics away from the drip, set out a bucket or towels, and keep everyone out of a room where the ceiling is sagging. Take photos from the yard and from inside, then call your insurance company and a roofer.

Before you hire a Southlake roofer

  • Ask whether its Southlake general contractor registration is current this year.
  • Get the permit number before tear-off and look for the card facing the street.
  • Ask whether the final will be in person or by photos, and request copies.
  • If your HOA reviews roofs, have the roofer supply the product sheet and color before ordering.
  • Ask the roofer's insurance agent to send you its liability certificate.
  • On a claim job, find the deductible notice Texas requires in the contract.

Texas Property Code Section 202.011 keeps an HOA from banning shingles built mainly to stand up to wind and hail, or energy-saving and solar shingles, as long as they look like ones already used or allowed in the subdivision.

Your deductible is yours to pay. The Texas Department of Insurance warns that a contractor may not waive your deductible, rebate it, or pad the estimate to cover it, and that a contract of $1,000 or more paid with insurance money must include a notice that you owe the deductible. Your insurer may ask for proof you paid it. A contractor also may not act as a public adjuster on a property it works on or may work on. If a roofer offers to "take care of" the deductible, hire someone else.

No state license for roofers. Texas does not license roofing contractors. A 2025 bill that would have had the state license re-roofers (HB 3344) cleared a House committee but never got a floor vote, and it died when the session ended. That puts the checking on you: ask for a certificate of liability insurance sent to you by the roofer's insurance agent or insurer, a written contract that lists the full scope, the permit or contractor registration your city requires, addresses of nearby jobs, and proof the shingle warranty was registered. The line does none of this checking for you. How to check a roofer in Texas.

Questions about hiring a Southlake roofer

What should a roofer in Southlake TX handle with the city?

Quite a lot. Southlake's roof replacement guide says the roofer registers online as a general contractor, applies for the building permit online, posts the permit card where it can be seen from the road, and requests the final inspection in the city portal when the job is finished. Ask the roofer to confirm each step in writing before work starts.

Can Southlake inspect a new roof from photos?

Yes. The city accepts a final roof inspection either in person or by photos. A photo request needs a picture of the house address, exterior roof photos taken from ground level, and photos of the vents. Ask your roofer which route it will use and for copies of the photos it submits. They are a useful record if you ever file a claim or sell the house.

How do I choose a Southlake roofing company?

Look for a company that already works within Southlake's process: registered with the city, used to pulling permits online, and comfortable with photo finals. Then compare written scopes, ask for an insurance certificate mailed by the insurer, and check the city's monthly permit reports, which list contractors by job. The guide to checking a Texas roofer walks through it.

What happens when I call the line about a Southlake roof?

An automated assistant for DFW Expert Roofers picks up, day or night. The line is free and does no roofing. It gets a quick sketch of the roof problem and your street, and then connects you with an independent, locally owned roofer that works in Southlake. That roofer inspects, prices and does the work, and you pay it. A referral fee may go to the line. How the line works.
